Joint
Venture SBLC. Minimum
$150M Gross Loan Amount, including all dollars for land acquisition, horizontal
development, vertical construction, interest reserve, marketing and operating
expenses. 100% financing for land acquisition, horizontal development, and
vertical construction. This is not a loan and there is no interest accrued
during the life of the project. No up-front fees. Joint Venture Partner (JV)
will accept JV Position of 25-50% based on project scope and size. JV Partner
will require to be paid on his JV Position within 5 years. Open book accounting
required. JV Partner provides Standby Letter of Credit (SBLC) to cooperating
banking entity through UBS Zurich. Bank has security of knowing that 100% of
their monies are secured by the SBLC. JV will fund to Principal 10%, per month
of the gross loan amount for 10 months. On the 11th month the bank is paid in
full and they are completely out. Project is then debt free. JV Partner is a
silent partner that will not require any operational control. Our lender fees

Traditional Acquisition, Development,
& Construction Loan 100% Financing.Minimum
$5M Gross Loan amount, including all dollars for land acquisition, horizontal
development, vertical construction, interest reserve, marketing and operating
expenses. Maximum $35M loan amount. 100% financing for land acquisition,
horizontal development, and vertical construction. Gross loan amount cannot
exceed 50% of the completed value of the project. Max 3-5 year term. $10K due at
Letter of Intent & 1% of the gross loan amount due at Letter of Commitment.

Traditional

expenses. No maximum loan amount cap. Due diligence fee of $10K-$50K, depending
on gross loan amount and the geographic location. Gross loan amount cannot
exceed 75% of the completed value of the project. Principal is required to put
down 50% of the land acquisition dollars. The investor then funds 100% of the
development, & construction of the project. Max 3-5 year term. If the land

Elite IV
#110, Traditional Acquisition,
Development, & Construction Loan. Minimum
$13M Gross Loan Amount, including all dollars needed for acquisition,
development, construction, interest reserve, marketing and operating expenses.
No cap on loan amount. 100% financing. Land Acquisition must be paired up with
development and construction dollars. Available in all countries of the world
not currently war torn. The Principal need only put up a 10% cash pledge. The
10% cash pledge is held in escrow. Cash pledge can be given back to Principal at
closing, or kept into the transaction. The investor funds 100% of the
Acquisition, Development, & Construction dollars needed for the project.
Lender Fees can be financed into the loan amount (case by case basis). Due
Diligence Fees begin at US $15K. In some cases the lender may decide to allow
for the Due Diligence Fees to be paid at closing (case by case basis). From the
receipt of all supporting documentation average turn times are 15-30 days
domestically (US), and 30-45 days internationally (outside US). Our lender fees

Elite V
Joint Venture Partner. We
work with many private money groups and individuals that are actively seeking
new Real Estate Investments. Our JV Partner network is capable of handling many
different situations, at all levels. Sometimes utilizing a Joint Venture partner
is the only way to go. Minimum loan amount US $20-30M. Principal required to
have approximately 30% cash invested, NO EQUITY. Typical JV position, or equity
position, of 25-50%. On smaller deals the JV Partners are less likely to accept
less than 50% JV position. Land purchase will require up to 70% cash down (no
seller carries), and 40% to 50% Loan-to-Cost for construction. Not likely to
receive bank rates and terms either. Expect 1-4 weeks for initial review, an
additional 1-4 weeks to receive LOI, and if JV partner is interested may take a
total of 60-160 days to close. If the property is located in an undesirable
location JV Partner may require the loan to be full recourse with possible cross
